Condo Inspections
A condo inspection is a home inspection of the unit you're buying: its interior and the accessible components that serve it. It's done by an Ohio-licensed inspector to the Ohio Standards of Practice, and your report is published the same day.
Your condo documents decide who owns what
Ownership and maintenance responsibilities vary from one condominium to the next. The condominium declaration, the bylaws and the association decide which parts belong to the unit owner and which are common elements the association maintains. Ask for those documents early and review them with your agent or attorney.
Our inspection focuses on accessible components associated with your individual unit and on the scope in your inspection agreement.
What we inspect in the unit
- Ceilings, walls, floors, windows and doors
- Kitchen and bathroom plumbing fixtures, and visible supply and drain lines
- Electrical panel serving the unit, outlets and switches
- Heating and cooling equipment serving the unit, when it's accessible
- Water heater serving the unit, when it's accessible
- A balcony or patio that serves only your unit, including railings and the door to it
What a unit inspection usually doesn't include
Under the Ohio Standards of Practice, inspectors aren't required to inspect common area property in condominium or cooperative housing. In many buildings that includes the main roof, exterior walls, shared hallways, lobbies, elevators, amenities and building-wide heating or water systems. Whether a given item is a common element depends on your condo documents.

Booking and price
