Add-on to a home inspection

WDI / Termite Inspections

We check for visible signs, past or present, of the four wood-destroying insects found in Ohio. Available only as an add-on to a home inspection we perform.

What we look for

  • Termites
  • Carpenter ants
  • Carpenter bees
  • Powder post beetles

Who does your termite inspection

Ohio regulates WDI inspections separately from home inspections. The inspector needs a commercial pesticide applicator license in Category 12, Wood-Destroying Insect Diagnostic Inspection, issued by the Ohio Department of Agriculture. A home inspector license alone doesn’t cover it, so asking a home inspector to “keep an eye out” isn’t the same thing.

Two of our inspectors hold the Ohio credentials required to perform Wood Destroying Insect (WDI) inspections. When a WDI inspection is added to a home inspection, it is performed by an appropriately licensed Ohio WDI inspector. Their license numbers are on Meet the Team.

We don’t sell pest treatment, so we have nothing to gain from finding a problem that isn’t there. View a sample home inspection report.

WDI inspections are only available with a home inspection. We don’t offer stand-alone WDI inspections, including seller-paid VA WDI inspections.

Termite inspection questions

Is a WDI inspection included with a standard home inspection?

No. A WDI inspection requires a separate Ohio license, so it’s an add-on to your home inspection, starting at $150.

Can I order a WDI inspection without a home inspection?

No. We offer WDI inspections only as an add-on to a home inspection we perform, including on VA purchases.

Who pays for a WDI inspection on a VA loan?

The buyer and seller can negotiate who pays. If VA requires a WDI inspection for the property, the Veteran buyer may be charged for the inspection.

Can termites enter through poured concrete foundations?

Yes. In Cleveland’s Old Brooklyn neighborhood we found active termite mud tubes running through a poured foundation wall several feet below grade.

Does Detailed Home Inspections treat termites?

No. We don’t sell pest treatment. If we find activity, you would hire a licensed pest control company to treat it.
