A complete visual inspection of the home's major systems for buyers and sellers, done by an Ohio state-licensed team that has been inspecting Northeast Ohio homes for over 20 years.
What we inspect
- Roof and exterior, including slate, wood shake, tile and metal roofs
- Foundation and structure
- Electrical service, panels and wiring
- Plumbing supply, drains and water heater
- Heating and cooling equipment
- Attic, insulation and ventilation
- Interior, windows and doors
A detached garage is included. Other outbuildings, such as a second garage or a barn, are inspected only if you add the outbuilding inspection when you book.
Inspections follow the Ohio Standards of Practice.

Who inspects your home
Your home inspection is performed by one of our Ohio-licensed home inspectors, following the Ohio Standards of Practice (Ohio Administrative Code 1301:17-1-17). Each inspector’s Ohio license number is listed on Meet the team.

What it costs

A reinspection is $275, whatever type of inspection you had originally. To schedule one, text 440-724-3198. A reinspection rechecks only the specific items you ask us to revisit, such as a repair or an area that wasn’t accessible during the original inspection. It shows whether visible deficiencies still exist; it doesn’t certify that repairs were done properly or to code.
How long it takes
Century homes usually take about an hour longer unless they're vacant. Inspections start Monday–Friday at 10:00 a.m. or 1:30 p.m. More on inspection length.
On inspection day and after
- You're welcome to attend, and we encourage it, but you can't follow the inspector around while they work.
- Your report is delivered the same day as the inspection, once the inspection agreement has been signed and payment has been made. You can pay before the inspection or when the on-site inspection is completed.

What a home inspection doesn't cover
A home inspection is a visual inspection performed to the Ohio Standards of Practice. It isn't a warranty or insurance policy, and it has limitations and exclusions described in our inspection agreement.
Some things need a separate test or inspection, which you can add to the same visit: the underground sewer line, radon, mold spore testing, wood-destroying insects, wells and septic systems (septic inspections aren't available in Lake, Lorain or Ashtabula counties).

How long does a home inspection take?
About 1.5 hours for a 1,200 sq ft home, 2.5 hours for a 2,000 sq ft home and 4 hours for a 3,500 sq ft home. Century homes usually take about an hour longer unless they're vacant.
Can I attend the inspection?
Absolutely, we encourage it. You just can’t follow the inspector around while they work.
When will I get my report?
