Add-on inspection

Septic Inspections

For homes with a septic system, we can add a septic inspection to a buyer or pre-listing home inspection. Without a home inspection, it’s available only together with a well test, as a standalone well and septic inspection for $990. Septic inspections are available in Cuyahoga, Geauga, Portage, Summit and Medina counties, not in Lake, Lorain or Ashtabula counties.

How it works

  • Performed by a local septic inspector we subcontract that is registered as required in the county where the inspection is performed
  • Typically done during the same appointment as your home inspection
  • Added to a buyer or pre-listing home inspection, or ordered together with a well test as a standalone well and septic inspection ($990)
  • Not available with investment-property inspections
  • Not available in Lake, Lorain or Ashtabula counties

What the $450 septic inspection includes

  • Septic tank inspection
  • Drain (leach) field inspection
  • Locating the tank
  • Opening the tank lid
  • Digging to expose a buried lid, to a reasonable point

Pumping the tank isn’t included. There are no additional charges beyond $450 for a normal septic inspection.

Who performs your septic inspection

Septic inspections are performed by a local septic inspector we subcontract that is registered as required in the county where the inspection is performed, not by our home inspectors. The septic inspector is typically at the property during the same appointment as your home inspection. Your home inspection itself is performed by one of our three Ohio-licensed home inspectors; each inspector’s Ohio license number is listed on Meet the team.

Under the Ohio Standards of Practice (Ohio Administrative Code 1301:17-1-17), a home inspection doesn’t cover septic systems or other underground items. That’s why the septic inspection is a separate add-on.

Under our Residential Inspection Agreement, the septic inspector, not Detailed Home Inspections, is responsible for the septic inspection and its results, and those results shouldn’t be treated as a substitute for county inspections where applicable.
