Well Testing

Flow rate and water potability testing for homes on a well. Order it as a stand-alone test, or add it to a buyer or pre-listing home inspection.

What's tested

  • Well flow rate
  • Potability: whether Total Coliform and E. coli bacteria are present at the time of testing

The well test is performed by our subcontractor. It doesn't show whether the well casing or other parts of the well are defective.

Who performs your well test

Our subcontractor collects the water sample and measures the well’s flow rate. Our home inspectors don’t perform the well test.

If you add the well test to a buyer or pre-listing inspection, the home inspection is performed by one of our three Ohio-licensed home inspectors. Each inspector’s Ohio license number is listed on Meet the team.

Under the Ohio Standards of Practice (Ohio Administrative Code 1301:17-1-17), a home inspection doesn’t have to cover wells, well pumps or the quality of the water. That’s why the well test is a separate service.

When you get your results

Well test results aren’t included in the same-day home inspection report. They’re delivered separately through our report portal, about two days after the well test.

Price

Stand-aloneOrder by text at 440-724-3198

A well test can’t be added to an investment-property inspection. To order a stand-alone well test, text 440-724-3198.

Reading the results

Coliform positive, E. coli negative

The well needs to be chlorinated and retested. We don’t perform the retest after chlorination.

Both positive

This may point to a bigger problem, like a cracked casing. Have a well contractor investigate and estimate repairs.

Well testing questions

Can I order a well test without a home inspection?

Yes. To order a stand-alone well test, text 440-724-3198. A well test can also be added to a buyer home inspection or a pre-listing inspection, but not to an investment-property inspection.

What does the well test check?

Two things: the well’s flow rate, and potability, meaning whether Total Coliform and E. coli bacteria are present at the time of testing. It doesn’t show whether the well casing or other parts of the well are defective.

Who performs the well test?

Our subcontractor collects the water sample and measures the well’s flow rate. Our home inspectors don’t perform the well test.

When will I get my well test results?

About two days after the well test, delivered separately through our report portal. Well test results aren’t included in the same-day home inspection report.

How much does well testing cost?

A well test costs $450, whether you order it as a stand-alone test or add it to a buyer home inspection or a pre-listing inspection.

What happens if the water tests positive for coliform?

If Total Coliform is positive and E. coli is negative, the well needs to be chlorinated and retested. We don’t perform the retest after chlorination. If both are positive, it may point to a bigger problem, like a cracked casing, and a well contractor should investigate and estimate repairs.
